Strategic leasing, tenant mix, experiential programming, and Phase II vertical design for this branded and themed retail-entertainment facility situated along the walkway from the rail station and Universal Studios Japan. Work directed by AEC’s Donald Bredberg as an executive with Universal Studios Recreation Group, and later as consulting advisors to owner Sumitomo Bank.
Acted as a due diligence consultant and owner representative to the acquisition process, to this PRC-based investor pursuing a coastal California acquisition.
GE Capital | Feasibility analysis to support lender’s analysis of planned flex-tech office development. StoneCreek Partners prepared a market feasibility evaluation of this El Segundo (Los Angeles County) flex-tech office park, as part of underwriting for a loan by lender GE Capital to the project’s developer. Study included review of comparable facilities throughout Southern California.
China Fortune Land Development Co., Ltd. | Master land use plan with tenanting mix, potential tenant roster, and district anchoring, for planned town center at Guangyang master-planned new town. Located near the new regional airport to serve Greater Beijing. Components of the master plan included a destination retail outlet mall, hotels, a retail-entertainment district, and attractions.
An overall strategic marketing approach and big idea was the organizing foundation for the concept, that included retail formats, hotels, a resort with indoor water park, attractions and themed entertainment, and other destination activities.

The industrial zone at Gu’an is one of the most successful economic development programs underway in Beijing exurban locations, now in its tenth year of operation. Gu’an Industrial Zone features balanced development of industrial, residential and commercial enclaves. the master-planned community is home to one of client’s Peacock City developments. Peacock City is an innovative concept, a branded residential product that is being developed and sold at multiple sites in exurban locations surrounding Beijing.
Conceptual designs for alternative forms of mall entertainment and attractions, to anchor a destination retail experience at Caesars in Atlantic City, a major U.S. East Coast gaming resort.
For StoneCreek Partners and its creative unit, the objective of this work for Sun Hung Kai Properties, was to create a compelling sense of excitement to the approach, stop, and exit, at the transit station and rail line that traversed past the front exterior of this major mixed-use project.
Recommended conceptual approaches included show systems and multi media displays integrated in the overall show architecture. The “show architecture” design included a 95-meter-long throw span light-emitting diode panel at eye level for train commuters; specialty lighting; iconography; and video projection that uses a new view-glass technology.
