Hyatt Regency Long Beach

Feasibility study with facility recommendations, for Urban Development Action Grant application in connection with development of the Hyatt Regency Long Beach.

 

As redevelopment consultants, a market study and financial projections were prepared to accompany client’s application for Urban Development Action Grant (UDAG) funds, as part of developing this major convention hotel to be located in redevelopment project area in downtown Long Beach.

 

The 528-room Hyatt Regency Long Beach Convention Center at the time was a proposed lodging development to be located in a redevelopment project area along Shoreline Drive in the heart of downtown Long Beach.

 

Pleasant View Planned Community

Master-planned community with golf course.  Market study, housing product evaluation, and financial projections, along with master plan for residential golf community in Middleton (Madison), Wisconsin.

 

Pleasant View Golf Community was a planned joint venture of two of Wisconsin’s leading financial services organizations. At build-out the master-planned golf community would include 1,300 residential units and an 18-hole championship-calibre golf course. Initial golf course routing was completed by Jack Nicklaus Design for integration with overall land development planning.

 

A business plan for the development project was prepared, including a detailed market assessment, supply/demand study, and recommended residential product array. Sales absorption, phasing schedules, and infrastructure routing were critical aspects of the work effort for the client.

 

Unlike other cities of its size (approx. 17,000 population), Middleton features the amenities and activity of much larger cities while maintaining its own unique small town charm with friendly and spirited people. Middleton benefits from close proximity to Madison and the University of Wisconsin, which has helped Middleton to become home to high-tech, biotech, pharmaceutical, medical research and agri-businesses as well as emerging and expanding commercial enterprises.

 

Sheraton Hurghada, Egypt

Saudi-Egyptian Red Sea Investment Co.  |  Market study with project development costs and financial projections for this major 82-acre resort development in Hurghada, Egypt.   The property for development was first purchased in 1993 and experienced a long holding period awaiting construction permits, followed by litigation regarding the public beach road that traverses at or about the property.

 

The ownership group was represented at the time by Abdul Aziz Al-Shehail.

 

Lorimar Studios

Master plan for potential highest-and-best-use of Lorimar Studios in Culver City (California), prior to ownership by SONY Studios.

 

Analysis of re-purposing and redevelopment potential for the Lorimar Studios campus, explored with a focus on “highest and best use.” The full array of existing of future facilities were part of the analysis, including soundstages, production office space, post production facilities, and the like.

 

Redevelopment options were evaluated and compared to a baseline redevelopment scheme, along with build-out and phasing scenarios. Report included conceptual site plans of various redevelopment schemes for the film studios, financial projections, market analysis, and an implementation risk analysis of the alternatives.

 

The Ritz-Carlton Hotel New York

Owner representative and asset management of The Ritz-Carlton on Central Park in New York.   Asset management included hotel management contract restructuring negotiations, renovation program preparation and implementation, and owner representation to operator.   In early 2005, after a couple more changes of ownership, the hotel facility was acquired by a development group interested in converting the facility to residential condominium ownership. Even while operating as a lodging facility, the property had several occupants holding a right to occupy their units as residences under long-term leases.

 

Responsibilities included oversight of hotel management company, including capital improvement programs.  On behalf of the family office of Newfield Enterprises International (NEI), itself owned the Ibrahim brothers:  HES’ Abdulaziz, Khaled, and Waleed bin Ibrahim Al Ibrahim.

 

 

Dubuque Economic Development

City economic development study, including business plan and tactics for community economic revitalization, including targeted area redevelopment. The business plan included a five-year strategic plan for the city’s implementation, and specific redevelopment and development proposals in various locations throughout the city.

 

Dubuque’s waterfront features the Ice Harbor, where the Diamond Jo Casino and William M. Black are based. Recently the National Mississippi River Museum and Aquarium, the Grand Harbor Hotel and Waterpark, and the Grand River Events Center have been built just north of the Ice Harbor. Land for this project was acquired from several businesses through condemnation of their properties under eminent domain.

 

As with so many U.S. cities, Dubuque has been featured in major Hollywood films – the movies F.I.S.T. and Take This Job and Shove It were both filmed in Dubuque. About 25 miles west of the city is the town of Dyersville, Iowa – where movies Field of Dreams, was filmed.
