Skilled Nursing Facility Feasibility

Acting as a real estate consultant for this planned facility, work included overall project feasibility, operations staffing, facility recommendations, and financial projection to support the financing for skilled nursing facility to be developed in Las Vegas, Nevada.

 

Spokane Regional Shopping Mall

A regional shopping center was planned for the metro area of Spokane, Washington, by a major West Coast investment property builder. A market study of the Greater Spokane area was prepared, to determine the level of market support that could be expected for a major regional shopping center at a site under study by the client. Consumer expenditures for various categories of retail merchandise was analyzed and compared to the retail space inventory within the project’s primary and secondary market / trades areas.

 

A tenant presence grid was also prepared to determine the level of market penetration of top U.S retailers, particularly in apparel categories.

 

Banning Lewis Ranch Acquisition

Acquisition and property management of master-planned landholding on behalf of a major offshore investor client, Banning-Lewis Ranch was purchased from the Resolution Trust Corp. for $18.5 million. The property had been assembled, acquired, and held for development by well-known Colorado entrepreneur Frank Aries, through more than $200 million in investment in infrastructure and land purchases. The property was re-sold several years later for $60 million.

 

Banning-Lewis Ranch is a highly strategic landholding, existing essentially as the entire direction of growth for metropolitan Colorado Springs, encompassing more than 20 square miles along the city’s eastern edge.

 

Bob Hope Mixed-Use Center Burbank

 

For the “Bob Hope Center,” an overall project feasibility report was prepared including market support analysis, tenant leasing market conditions, tenanting prospects, tenant space bond yields,  construction cost estimates, and projections of property operating results (EBITDA).

 

Card Club Expansion

StoneCreek Partners was retained as real estate consultants to explore an expanded concept for an existing gaming operation in California. The owners of an existing operating casino were interested in relocating to a superior location and while doing so, expanding the nature of the facility to be operated.

 

Work included a review of the market feasibility for the expanded facility, interstate and local road traffic counts, and the depth of local resident support as well as day visitors to the facility. Ideas explored during product concepting were targeted towards guest activities that would augment the core gaming experience and extend length of stay.

 

Condominiums at Calhoun Beach Club

Due diligence services were provided in support of client’s underwriting efforts, in connection with a proposed investment in Calhoun Beach Club’s major renovation and expansion.
