StoneCreek Partners provided due diligence consulting  in connection with buyer’s shopping center acquisition, including property inspections, Phase 1 environmental reviews, tenant lease confirms, and rent rollover analysis, for this grocery-anchored community shopping center.   Support of the buyer included preparation of tenant lease abstracts, estoppels, SNDA (subordination, non-disturbance and attornment) provisions, and a review of common area charges (CAM) and vendors, among due diligence items.

 

Tenancies at Lakeside Shopping Center included a typical roster of anchor and inline retail tenants, along with a Kroger Fuel Center (gas station) with limited convenience store offerings.

 

Monterey Plaza Resort Hotel

As a real estate consultant, a project feasibility study was prepared including an analysis of market support for the facility, project financial projections, capital budget, and facility recommendations, for the planned hotel development.

 

Children’s Cognitive Trail

Adventure Entertainment is designing a cognitive trail program as part of a retail-entertainment district.   Primarily a soft programming manner, the “cognitive trail” can provide an interesting activity for toddlers and young children who are at the development stage of exploring and learning their environment.   Children are particular ages strive to master their physical environments; knowing where places are – we all know how children will seek out the same places at museums, zoos, and malls, enjoying their recall of where enjoyable places of interest are located.  A cognitive trail accentuates that experience.

 

As with all other parent-children activities, the cognitive trail activities needs to be planned for parental comfort as well.

 

A cognitive trail experience can be a nice addition to other simple forms of kid’s soft programming at destination places, together with such activities as “big wheel” or miniature electric jeep races in the plazas, kid’s mazes, as well as scheduled sessions of “Simon says,”  jump rope and hop scotch contests, basketball toss, and the like.

 

The Quarter at Tropicana

Project management of ancillary facility construction, part of an integrated themed gaming resort in Atlantic City (New Jersey).  The Quarter at Tropicana is an Old Havana-themed enclosed retail center located at the Tropicana Casino Resort in Atlantic City, New Jersey.  It contains over 40 stores, nine restaurants, eleven nightclubs, and a spa.

 

Foster & Kleiser Acquisition

Preparation of Foster & Kleiser consolidated corporate financial projections to support prospective acquisition by third-party.

 

Founded in 1901, Foster & Kleiser Outdoor Advertising was outdoor advertising’s original pioneers and have been credited with propelling the industry from simple posters pasted onto any available surface to standardized structures that are uniform, attractive and often feature landscaping enhancements.

 

The company was eventually acquired by a division of Metropolitan Broadcasting called Metromedia, and was ultimately sold to Patrick Media Company. After 85 years of operation under the Foster & Kleiser name, the company was re-named as Patrick Media Group in September 1986. In 1995, Karl Eller and Partners acquired all assets of the company and renamed the business unit as Eller Media Co. In 1997, Eller Media Company became a wholly owned subsidiary of Clear Channel Communications.

Design review, leasing plan, tenanting alternatives, and entertainment programming for resort town center under construction.  Focus on re-design and enhancement of the resort’s retail-entertainment village, to improve the shopper experience, retail leasing, length-of-stay, and placemaking appeal.
