Hyatt Regency Hotel Portfolio

Due diligence of portfolio of existing Hyatt Regency hotels operating in Saudi Arabia, for potential portfolio acquisition by client. The due diligence report included an evaluation of competitive hotels, management contract review, and an analysis of each facility’s sales and operating history. One of the hotels (shown in accompanying photo) has since been re-branded as a Radisson Blu).

 

Departmental staffing and profitability and 10-year EBITDA projections were also prepared, as part of the work.

 

321 North Mixed-Use

Redevelopment project ideation for mixed-use office, hotel, retail, and residential redevelopment project. Consultation in connection with the prospective re-positioning and redevelopment of Plantation Fashion Mall, an obsolescent retail center along with associated mixed-use facilities, in Plantation, Florida, to 321 North – the renamed mixed-use facility that includes the current Plantation Fashion Mall, Sheraton Suites, office space, and new residential facilities, located in Plantation, Florida.

 

Work included evaluation of strategic alternatives for the facilities, redevelopment and renovation options, tenant and sales mix, and alternative leasing plans to support various lifestyle, entertainment, retail, and mixed-use revitalization options. Affiliate Adventure Studios Events was responsible for programming for a unique 3rd-Floor events center – explored and prepared for implementation during renovation.

 

Sport Center Las Vegas

Facilities manager and event producer for Sport Center Las Vegas, including daily operation of family entertainment center activities associated with the facility. Events included all manner of spectator sports, concerts, major private teambuilding events, and corporate incentive meetings. Restaurant offerings and catering coordinated with on-site food provider, Delaware North.

Master plan and conceptual design for Casino Morongo and planned ancillary facilities, in Cabazon (Palm Springs), California.

 

Cornell Gates Wellness District

Initial conceptual work for planned wellness district in Markham (metropolitan Toronto), Canada.

 

Cornell Gates is a 20-acre master-planned mixed-use community to be developed in the rapidly growing Town of Markham in Greater Toronto. The project and Markham community are part of burgeoning urban growth underway in Greater Toronto, directly in the region’s direction of growth. The Toronto market has been largely unaffected by the world’s economic crisis, due to a local economy based on high-tech jobs growth and continued influx of new immigrants to Canada.

 

The project site enjoys excellent access to and from regional highway routes and public transit system, and just ten minutes from rail access to Downtown Toronto. The Cornell Gates community will be situated immediately adjacent to Markham Stouffville Hospital, a billion-dollar health care facility preparing to double its facilities by 2014 to serve local residents of more than 300,000.

 

Cornell Gates is part of an area Secondary Plan that sets the foundation for a major regional center at this location.

 

Loveland Church

At the time of its visioning, Ontario Arena is envisioned as “Southern California’s Premier Event Center,” a dedicated facility to be purpose-built to host sports events, concerts, meetings, social events, conventions, and private parties.  Integrating inspiring architecture and attractive landscaped grounds, the facility was expected to takes its place as one of the great places of the Inland Empire.

 

 

Castle Rock Theme Park

Market study and financial feasibility study for proposed regional theme park to be located at Castle Rock, Colorado, midpoint between the metropolitan areas of Denver and Colorado Springs. The venue was specifically evaluated for its competitiveness with such facilities as Elitch Gardens in Denver.

 

After extensive analysis it was determined that there was not likely to be sufficient demand to warrant the level of investment under consideration for the project. Recommendations were made for a scaled-down approach, more akin to an amusement park than a fully-realized theme park venue.
