Huntington Hotel Pasadena

Feasibility study for required capital improvements program related to the Huntington Hotel Pasadena (subsequently rebuilt as the Ritz-Carlton Hotel Pasadena, now The Langham). The hotel, owned by a major Japanese investment and development organization, was determined to require major life-safety (earthquake reinforcement) upgrades as well as wide-ranging improvement to guest areas including rooms and restaurants.


Work included a market study, financial projections, capital improvements budget review, and an investment performance evaluation to justify required capital items. The objective was to determine the overall feasibility of various disposition, reconstruction, or substantial renovation alternatives in connection with a pre-litigation evaluation of Owner’s options.


Hotel later rebuilt as the Ritz-Carlton Huntington Hotel.


Westin at Plaza Las Fuentes

Market and financial feasibility, with facility and branding recommendations, to support the financing of the city hotel in Pasadena, California. The former Plaza Las Fuentes.


South Bay Galleria

Acting as a real estate consultant, a market study with lease-up plan and financial projections was prepared, to evaluate the feasibility of renovation and expansion of this regional shopping center situated in the South Bay (Redondo Beach) area of Los Angeles County.  The mall reopened to the public in 1985 as the Galleria at South Bay, late changing to its current name.


Work included estimates of consumer shopping demand for stores at the center, and a competitive evaluation of planned and proposed supply of new retail space in the region.

Market study and financial analysis for Rodeo La Cienega redevelopment project area, also known as Cameo Woods.  Market and financial feasibility studies for Hotel del Coronado Corp., the developer working with the Los Angeles CRA in securing redevelopment project area designation for this 24-acre, 384-unit residential renovation project.


Santa Ynez Valley Marriott

Market and financial feasibility study with facility and branding recommendations, to support the financing of a new resort hotel in the Buellton (Solvang) area of the Santa Ynez Valley.


Hotel market and financial feasibility study with facilities recommendations, for a resort destination hotel in the Solvang area of California. The Buellton area is situated just west of the scenic themed Danish community of Solvang, California. Both communities are located in the Santa Ynez Valley region of Santa Barbara County, a closely-controlled urban growth area.


A market study with financial projections was prepared to determine the feasibility of a new hotel property to serve tourism visitors, and to recommend facilities and hotel franchise “flag” affiliation. Originally developed and opened as a Holiday Inn.
