Market study, housing product evaluation, and financial projections, along with master plan for residential golf community in Middleton (Madison), Wisconsin.

 

Pleasant View Golf Community was a planned joint venture of two of Wisconsin’s leading financial services organizations. At build-out the master-planned golf community would include 1,300 residential units and an 18-hole championship-calibre golf course. Initial golf course routing was completed by Jack Nicklaus Design for integration with overall land development planning.

 

A business plan for the development project was prepared, including a detailed market assessment, supply/demand study, and recommended residential product array. Sales absorption, phasing schedules, and infrastructure routing were critical aspects of the work effort for the client.

 

Unlike other cities of its size (approx. 17,000 population), Middleton features the amenities and activity of much larger cities while maintaining its own unique small town charm with friendly and spirited people. Middleton benefits from close proximity to Madison and the University of Wisconsin, which has helped Middleton to become home to high-tech, biotech, pharmaceutical, medical research and agri-businesses as well as emerging and expanding commercial enterprises.

 

Marne-la-Vallée Paris

Product concepting and financial analysis in support of master planning effort for new regional center near Paris, France.

 

While land planning and product concepting were underway for the development of Paris Disneyland (EuroDisneyland at the time) urban destination master plan, various financial analysis was prepared for the client’s strategic planning department.

 

Work performed included overall land residual valuation analysis – a means of depicting build-out value for various master plan and build-out scenarios, as well as financial studies of alternative routings of planning golf course facilities.

 

The master planning process for Paris Disneyland (then Euro Disneyland) was a comprehensive and wide-ranging. Disney’s overall project included master-planning of a major regional theme park and themed entertainment district in the vicinity of the theme park.

Business plan and financial feasibility analysis of this scenic residential resort community located on Catalina Island, just 26 miles off the coast of Southern California.

 

Hamilton Cove is situated in a private cove next to the town of Avalon, the main community of Catalina Island. Many of the secluded villas of Hamilton Cove are offered for rent for weekend, weekly, and seasonal occupancy.

 

Catalina Island history goes back well before recorded times, but we know that the Pimungans of Santa Catalina Island first met European travelers in 1542 – when the native peoples paddled out to greet Spanish explorer Juan Rodriguez Cabrillo and his galleon – just 50 years after Columbus first entered the Western Hemisphere. The island was claimed by Spain. Santa Catalina Island was awarded by Mexican Governor Pio Pico to Thomas Robbins as a land grant in 1846, just four days before the United States invaded California.
