Universal CityWalk Osaka

Guest experience programming, leasing plan, and tenant alternatives for CityWalk Osaka Phase II at Universal Studios Japan, prepared for Sumitomo Corp.

 

Strategic leasing, tenant mix, experiential programming, and Phase II vertical design for this branded and themed retail-entertainment facility situated along the walkway from the rail station and Universal Studios Japan. Work directed by AEC’s Donald Bredberg as an executive with Universal Studios Recreation Group, and later as consulting advisors to owner Sumitomo Bank.

 

Guangyang Town Center

Master land use plan with tenanting mix, potential tenant roster, and district anchoring, for planned town center at Guangyang master-planned new town.  Located near the new regional airport to serve Greater Beijing. Components of the master plan included a destination retail outlet mall, hotels, a retail-entertainment district, and attractions.

 

An overall strategic marketing approach and big idea was the organizing foundation for the concept, that included retail formats, hotels, a resort with indoor water park, attractions and themed entertainment, and other destination activities.

Crested Butte Mountain Resort

Experiential programming and design for town center at CBMR.

 

Master plan and placemaking for retail-entertainment town center at Crested Butte Mountain Resort.

 

The ownership group of Crested Butte Mountain Resort planned the development of a town center place at the heart of its resort high in the Colorado Rockies. The town center was viewed as a competitive response to the increasingly competitive Colorado ski industry, which was in the midst of “amenity creep.”

 

Worked in collaboration with Owner, and the project architect, in examining various “Big Ideas” that would compel the place making at the town center. Guest programming was prepared, including a slate of event programming to provide signature times of year for the resort.

 

A major effort was made to identify and program for interstitial areas at the town center, to assure activity throughout the operating day and week. Given the relatively modest size of the market area outside of peak visitation seasons, providing for resident use of facilities, in this way, is always of great importance.

 

Lakeside Shopping Center

StoneCreek Partners provided due diligence consulting  in connection with buyer’s shopping center acquisition, including property inspections, Phase 1 environmental reviews, tenant lease confirms, and rent rollover analysis, for this grocery-anchored community shopping center.   Support of the buyer included preparation of tenant lease abstracts, estoppels, SNDA (subordination, non-disturbance and attornment) provisions, and a review of common area charges (CAM) and vendors, among due diligence items.

 

Tenancies at Lakeside Shopping Center included a typical roster of anchor and inline retail tenants, along with a Kroger Fuel Center (gas station) with limited convenience store offerings.

 

321 North Mixed-Use

Redevelopment project ideation for mixed-use office, hotel, retail, and residential redevelopment project. Consultation in connection with the prospective re-positioning and redevelopment of Plantation Fashion Mall, an obsolescent retail center along with associated mixed-use facilities, in Plantation, Florida, to 321 North – the renamed mixed-use facility that includes the current Plantation Fashion Mall, Sheraton Suites, office space, and new residential facilities, located in Plantation, Florida.

 

Work included evaluation of strategic alternatives for the facilities, redevelopment and renovation options, tenant and sales mix, and alternative leasing plans to support various lifestyle, entertainment, retail, and mixed-use revitalization options. Affiliate Adventure Studios Events was responsible for programming for a unique 3rd-Floor events center – explored and prepared for implementation during renovation.
