Destiny Africa

Destiny Africa Technology Park is envisioned as a cutting-edge science and technology park to be located as part the ‘Destiny Africa Ecosphere’ mega-development in George, South Africa. The park is designed to operate in close association with major colleges and universities of the region. A project of KDMC, the 456-hectare Destiny Africa development in George is envisioned to include a business incubation park, a knowledge park, and a science and technology park.

 

The planned resort and business destination would include retail and commercial developments such as hotels, destination conference/meeting facilities, shopping areas and residential property. StoneCreek Partners prepared an analysis of the market support for such a facility, with extensive review of comparable projects in other world regions in order to benchmark the facility standards for Destiny Africa. A detailed evaluation of the long-haul convention and conference business was included with the work.

 

The Edge Flex-Tech Office Park

Feasibility analysis to support lender’s analysis of planned flex-tech office development.   StoneCreek Partners prepared a market feasibility evaluation of this El Segundo (Los Angeles County) flex-tech office park, as part of underwriting for a loan by lender GE Capital to the project’s developer. Study included review of comparable facilities throughout Southern California.

 

Long Beach World Trade Center

Market and financial feasibility study, with tenanting strategy recommendations, for planned landmark office development in Long Beach, California.  The project has since been completed. One World Trade Center is a 30-story office building, 397 feet (121 meters) high, adjacent to the 20-story Hilton Long Beach known as Two World Trade Center.

 

Southern California Gas Co. Site

Market and financial feasibility analysis to support repurposing of historically-significant corporate property in downtown Los Angeles.  Highest and best use study, including business plan, market and financial analysis, and overall highest and best use evaluation for major facility site owned by Southern California Gas Co. in the heart of downtown Los Angeles, California.

 

 

Bob Hope Mixed-Use Center Burbank

 

For the “Bob Hope Center,” an overall project feasibility report was prepared including market support analysis, tenant leasing market conditions, tenanting prospects, tenant space bond yields,  construction cost estimates, and projections of property operating results (EBITDA).

 

Office Building Feasibility

Financial analysis and prototypical deal structuring for a planned office tower to be developed along the Wilshire Corridor in Los Angeles, California. Analysis included impact of tenant leasing program, leasing velocity, lease roll-overs, and the like. Project investment returns were tested for an array of scenarios regarding inflation, months vacant upon roll-overs, and rental step-up lease provisions. IRR analysis included review of sensitivity of different contribution components of partitioned rates-of-return.
