Community Redevelopment Agency of the City of Los Angeles  |  As a real estate consultant on retainer with the Community Redevelopment Agency of the City of Los Angeles, a feasibility evaluation was prepared of a potential transfer of development rights (TDR) program.

 

The program was intended for the city’s central business district (downtown) area.

Mid-Wilshire Office Development – Project Feasibility

Shimizu North America  |  Financial analysis and prototypical deal structuring for a planned office tower to be developed along the Wilshire Corridor in Los Angeles, California. Analysis included impact of tenant leasing program, leasing velocity, lease roll-overs, and the like. Project investment returns were tested for an array of scenarios regarding inflation, months vacant upon roll-overs, and rental step-up lease provisions. IRR analysis included review of sensitivity of different contribution components of partitioned rates-of-return.

Al Ghurair Group (UAE)  |  As retail-entertainment consultants, we provided an asset management review during development, including leasing, tenant mix, entertainment, and events at this mixed-use facility.  he project involved a mixed-use facility including a major retail mall, hotel, serviced apartments, and office space.

Woodfield Corporate Center

Owner representative and asset management of major suburban mixed-use facility in Schaumburg (Chicago), Illinois.

 

Asset management and owner representation to joint venture partnership in Woodfield Corporate Center, then the leading mixed-use development and corporate campus in suburban Chicago. Responsibilties include leasing and lease administration.

 

Facilities at Woodfield Corporate Center include high-rise multi-tenant office towers, the Schaumburg Marriott Hotel, and ancillary retail and restaurants. The 48-acre, 1.9 million square-foot mixed-use development was built phases between 1982 to 1986.

 

In collaboration with venture partner Prudential Insurance Co., a repositioning of the facility was completed, including the appointment of U.S. Equities as property manager and leasing agent. Work completed by Firm Principal while with predessor firm. In 1999, the complex sold for $200 million+ to New York-based J.P. Morgan Investment Management Inc. The complex was the largest suburban office development to sell in the U.S. in that year.
