The Irvine Company – Hotel Portfolio

Acted as corporate asset manager to the company’s portfolio of owned / managed hotel properties, and hotel ground leases.

 

As part of Business Planning Dept. role, oversight of hotel division operation for purpose of asset management and corporate Board operational results reporting.

 

Properties under asset management included the Four Seasons Newport Beach (now The Island Hotel Newport Beach) and the Irvine Hilton (now Hyatt), as well as a portfolio ground leases related to additional commercial lodging and resort facilities.

 

The Irvine Company hotel portfolio, including ground lease interests, is part of a century-old, privately held company based in Orange County, California, and specializing in real estate development. The company is best known in Orange County as the developer of master-planned communities and quality commercial office, retail, and industrial properties throughout California. The Irvine Company grew out of the 185 square mile ranch founded by James Irvine and two other partners in 1864 from Mexican and Spanish land grants. The ranch at one time covered well over a fifth of Orange County, California.

Expansion Feasibility – The Grand Nile Tower Hotel

Capital program due diligence including market study with financial projections, to support financing plan for capital improvements program. In connection with hotel manager’s capital improvements recommended for this destination “city center” luxury resort hotel in the heart of Cairo along the banks of the Nile River. An update to prior due diligence and feasibility report was completed for this major refurbishment project.

 

The hotel is located in downtown Cairo at Corniche El Nil Roda Island, Garden City, Cairo, Egypt.

Feasibility Study – Hyatt Regency Long Beach

Hyatt Development Corp.  |  Feasibility study with facility recommendations, for Urban Development Action Grant application in connection with development of the Hyatt Regency Long Beach.

 

As redevelopment consultants, a market study and financial projections were prepared to accompany client’s application for Urban Development Action Grant (UDAG) funds, as part of developing this major convention hotel to be located in redevelopment project area in downtown Long Beach.

 

The 528-room Hyatt Regency Long Beach Convention Center at the time was a proposed lodging development to be located in a redevelopment project area along Shoreline Drive in the heart of downtown Long Beach.

Transaction Due Diligence – Queen Mary & Mary’s Gate Village

Port of Long Beach   |   Financial evaluation of buy-out transaction, related to the Wrather Corp.  This assignment was one of the first professional engagements of our firm’s co-founder, back in the day.   The work included an extensive review of operating results for the Queen-May hotel, Mary’s Gate Village, and ship visitor attractions.   The Port was interested setting pricing benchmarks for a negotiated lease buy-out settlement with the concession operator.
