Water City Niagara Falls, a Cocov Destinations Niagara property

Water City Resort Niagara Falls (Ontario) – Conceptual Design

aec  Cocov Destinations (Toronto)  |  Location based entertainment consultants for massing and vertical structure organization for year-round ski structure with interior sports and recreation venues, major hotel and fractional residence towers, in planning.  An indoor water park and play area is a major component of the project.

Water City Niagara Falls consists of 51 acres situated in the heart of downtown Niagara Falls (Ontario) and proximate to the Niagara River. The land is relative flat and suitable for development without significant mitigation required. The scale of the Project site is somewhat unique given the urbanized nature of much of the city of Niagara Falls. The site is a former Canadian National Railway (“CNR”) property.  Canadian National Railroad’s operation at the Subject Property and the bridge, dates to predecessor rail companies beginning with a grant of charter in 1834 (to London & Gore Railroad). That rail charter became the first railway across southern Ontario.

The Property was acquired by Cocov Development Co. in 2015, through two special purpose legal entities formed for this purpose.

Project Feasibility Study for Partial Golf Repurposing

Feasibility Study for Partial Golf Repurposing

Feasibility study for partial golf repurposing for a part of an existing public daily fee golf course, located in an exurban area of greater Los Angeles.

Initial schematic design and project feasibility analysis of proposed “family entertainment center (FEC)” to serve an upscale community of the Conejo Valley area of greater Los Angeles. Work included facilities recommendations, guest events and activities, and strategic marketing considerations.

The project was an opportunity to repurpose an underutilized portion of an existing golf course, and achieve partial highest-and-best-use.   In this feasibility study for partial golf repurposing, the golf practice range would be relocated.   This relocation would create an excellent commercial pad for the intended re-use, with direct freeway visibility.   The required re-routing of existing golf irrigation lines, storm drainage, and outdoor lighting was minimized as a part of the feasibility evaluation. The design for the relocated golf practice range included additional putting and chipping areas for golfers using the practice facility as a standalone out-of-home activity.

Most project information and specific location are intentionally obscured, at client request.   This work on behalf of the golf course owner is an example of a recent golf industry trend, of golf assets being evaluated for potential renovation and/or redevelopment to achieve highest-and-best-use of the underlying property.

Feasibility Study for Recreation Park

Project feasibility study for recreation park to be located in the primary visitor corridor in the Wyoming and Montana region. The project site is situated with stunning views along the Tongue River, looking on to the Bighorn National Forest and various mountain peaks in the distance.

As part of of preparing a long-range economic development program for the Northern Cheyenne Tribe, specific projects were identified using various existing tribal assets and resources.   The tribe’s Thunder Child property could be developed as a significant recreation adventure park given its relative proximity to U.S. Highway 90 which traverses the greater Sheridan (Wyoming) area bordering southern Montana.

The project also has the potential for repurposing of a former 22,000 SF health services rehabilitation center on the property, into a lodge and destination conference center for the facility. Following its initial development and health services operation, the building has been shuttered but reasonably maintained for re-use.
