Thunder Child Adventure Park – Ideation and Feasibility Evaluation

aec   Northern Cheyenne Tribe  |  As part of of preparing a long-range economic development program, specific projects were identified using various existing tribal assets and resources.   The tribe’s Thunder Child property could be developed as a significant adventure park property given its relative proximity to the interstate highway that traverses the greater Sheridan (Wyoming) area.  The project also has the potential for repurposing of a former 22,000 SF health services rehabilitation center, into a lodge and conference center for the facility.

Skilled Nursing Facility – Project Feasibility

Confidential Client  |  Acting as a real estate consultant for this planned facility, work included overall project feasibility, operations staffing, facility recommendations, and financial projection to support the financing for skilled nursing facility to be developed in Las Vegas, Nevada.

Feasibility & Due Diligence – Spokane Regional Shopping Mall

A regional shopping center was planned for the metro area of Spokane, Washington, by a major West Coast investment property builder. A market study of the Greater Spokane area was prepared, to determine the level of market support that could be expected for a major regional shopping center at a site under study by the client. Consumer expenditures for various categories of retail merchandise was analyzed and compared to the retail space inventory within the project’s primary and secondary market / trades areas.


A tenant presence grid was also prepared to determine the level of market penetration of top U.S retailers, particularly in apparel categories.

Castle Rock Theme Park

Park Funding Corp. LLC  |  Themed entertainment consultants for proposed regional theme park to be located at Castle Rock, Colorado.   The project site was situated at the midpoint between the metropolitan areas of Denver and Colorado Springs. The venue was specifically evaluated for its competitiveness with such facilities as Elitch Gardens in Denver.


Work included a market study, capital budgeting, and financial projections for the facility.  After extensive analysis it was determined that there was not likely to be sufficient demand to warrant the level of investment under consideration for the project. Recommendations were made for a scaled-down approach, more akin to an amusement park than a fully-realized theme park venue.
