The Ritz-Carlton Houston Hotel

Owner representative and asset management of facility, prior to its re-flagging as a St. Regis hotel.   Responsibilities included oversight of hotel management company, including capital improvement programs.  On behalf of the family office of Newfield Enterprises International (NEI), itself owned the Ibrahim brothers:  HES’ Abdulaziz, Khaled, and Waleed bin Ibrahim Al Ibrahim.

 

 

 

Hockey Training Facility

Rapid prototyping of indoor hockey training and regional league play facility, planned for the greater Buffalo region of New York state.

Client:  Cocov Destinations – Toronto.  Illustration work shown here is a product of aec‘s Rapid Prototyping Unit, combining feasibility results with preliminary project scaling, layout, and overall guest experiential design – created to assist Ownership group in confirming design intent and project budgets.

 

 

 

Conway Farms Planned Community

As project feasibility consultants, SCP provided market and financial feasibility analysis in support of this 400-acre master-planned residential golf community in Lake Forest (Chicago), Illinois.

 

Residential market analysis, residential product array and concepting, builder residual analysis, and business plan feasibility analysis was conducted for this now completed luxury residential golf community, situated in prestigious Lake Forest, Illinois.   The Tom Fazio (golf course architect) award-wining course sits on 209 acres and is designed around the traditions of Scottish links golf.

 

Spring Street Corridor Revitalization

City of Los Angeles CRA  |  As real estate consultants to the Los Angeles Community Redevelopment Agency, StoneCreek Partners provided financial analysis and evaluation of illustrative deal structuring for various public-private intervention strategies to achieve the economic turnaround and urban revitalization of the Spring Street corridor in downtown Los Angeles.  The redevelopment analysis included consideration of funded public subsidies, and transferred development rights.

 

Spring Street in downtown Los Angeles was once called “Wall Street of the West,” home to numerous major financial institutions, the old Pacific Stock Exchange, and many of the city’s finest office buildings dating back to the early days of downtown Los Angeles. A 1994 strategic plan for downtown called for a mix of public and private investment in retail, housing and commercial development.

 

Over the years, various efforts have sought to revitalize the Spring Street Corridor, including the successful opening of the Ronald Reagan State Building – at the corner of Spring Street and Third Street.

 

Conejo Valley FEC

Initial schematic design and feasibility analysis of proposed family entertainment center to serve an upscale community of the Conejo Valley area of greater Los Angeles. Work included facilities recommendations, guest events and activities, and strategic marketing considerations.

Sierra Crossing Mixed-Use District

The Allen Group  |  Tenant mix, leasing, and anchor tenant strategies for mixed-use district planned for Bakersfield, California.

 

Strategic marketing and leasing support to ownership involved with large landholding in the vicinity of Bakersfield, California.

 

Work including consideration of project naming convention and selection of project name. Also provided retailer presence grid and analysis for retailers in the region, and those that were not. Work included collaboration with owner’s team and project architect on land planning issues for the mixed-use program of power center, lifestyle center, and general-purpose for-lease office buildings.

 

Rebecca’s Landing Mixed-Use

Acting as a retail-entertainment consultant, StoneCreek Partners provided master planning support to this mixed-use district proposed for Panama City Beach, Florida, including tenant mix, leasing strategy, and hotel branded products.

 

StoneCreek Partners provided conceptual design, market analysis, tenanting, and leasing plan preparation in support of this master-planned regional center. for the region that simply does not now exist. A planning issue in the conceptual plan was how to strengthen the connection between Big Box retailers, specialty Retail, and Restaurant Row districts that comprise the downtown area of the plan.

 

Rebecca’s Landing mixed-use district is envisioned to feature a top line-up of restaurants in Panama City Beach and the Bay County region, with the restaurants situated overlooking Lake Rebecca. Each of the restaurants share terrific views of the end-of-evening sound-and-light show that emanates from the center of the lake.
