Our work as economic development consultants for tribes and other indigenous nations has expanded with additional services and new regions covered.

 

StoneCreek Partners’ client work with Native American tribes and pueblos, as well as Native Hawaiians, now includes Canadian First Nation tribes and organizations.   Over the years, StoneCreek Partners has also worked with indigenous nations in addition to those in North America, including those sovereign nations in the MENA region and the Pacific Rim.

 

The Covid-19 pandemic of 2020 has increased the interest in economic development plans that can reliably produce economic results – increased jobs, new investment, and enhanced quality of life.   And sooner than later.   Our economic sector analytics have an increasingly granular focus on real estate investment asset classes.    This is due to some types of investment now being in question, and relatively new asset classes commanding investor attention.

 

Our consulting focus is on projects that can be made to happen, and less on broad programmatic objectives.

 

Another focus is on the feasibility of specific projects.   As we act as economic development consultants for tribes we explore how development might occur in a particular region, focusing more on projects that can be made to happen, and less on broad programmatic objectives.   With specific projects identified, strategic partners can be identified and pursued.

 

Today’s economic development strategies can include all manner of visitor destination strategies, location-based entertainment, sports mega-complexes, life sciences projects, and other development can prosper within specific locations and markets.  Our experience with design management, development, facilities management, and with overall dealmaking and transactions allows us to take economic strategies through implementation.

Marne-la-Vallée Master Plan

Marne-la-Vallée Master Plan

The Marne-la-Vallée master plan was part of an overall new town economic development plan to relieve urban development pressures on Paris.  Our work noted here was conducted by a predecessor company in which our co-founder was a partner.   Our work in connection with the Marne-la-Vallée master plan included the land use planning and strategic business planning support for client Walt Disney Co.

 

The strategic business planning work included product concepting and financial analysis for various sections of the master land use plan, including specific feasibility issues raised by client’s  strategic planning department.  Work performed also included overall land development consulting analysis such as land residual valuations – a means of depicting build-out value for various master plan and build-out scenarios, as well as financial studies of alternative routings of planning golf course facilities.

 

Marne-la-Vallée is a new town, an economic development strategy for the greater Paris region of France.   It is about a 50-minute drive (by auto) from the center of the Marne-la-Vallée new town master plan which includes Paris Disneyland, over to central Paris (at or about Pont Neuf).   By metro the trip is about one-half the time by automobile.  The Marne-la-Vallée project was one of five new towns envisioned in the early 1960’s, and emerged among these other concept new towns as the largest.

 

The new town was intended to take some of the urban development pressure away from Paris and place a new focus in a new location.  Paris Disneyland was the business “anchor” for propelling the start and growth of the new town region.   From a population of Marne-la-Vallée has a current population of more than 280,000 residents.  The Marne-la-Vallée master plan called for a potential of 500,000 residents at full build-out.

 

Other major institutions that located in this new town include Université Paris-Est Marne-la-Vallée and École des Ponts ParisTech, among numerous others.  The Descartes Cluster is also situated in Marne-la-Vallée new town, the largest concentration in France of research centers (50+), higher education organizations and businesses involved in green technologies and city sustainability.

 

The master planning process for Paris Disneyland (then Euro Disneyland) was comprehensive and wide-ranging. Disney’s overall project included master-planning of a major regional theme park and themed entertainment district in the vicinity of the theme park.

Falcon’s Fire Golf Club at Seralago

Floribra USA / Newfield Enterprises International  |  Owner representative and development project managers for this public resort golf course in Orlando, Florida, design by Rees Jones.  Responsibilities included oversight of facilities management company (Western Golf), including capital improvement programs.  On behalf of the family office of Newfield Enterprises International (NEI), itself owned the Ibrahim brothers:  HES’ Abdulaziz, Khaled, and Waleed bin Ibrahim Al Ibrahim.

 

This prominent public daily fee course in Central Florida, was designed, entitled, and constructed on behalf of the property’s ownership group.   Falcon’s Fire golf course was designed by renowned course designer Rees Jones. Western Golf Properties was selected as the operator of the public facility, with a style intended to rival the standards of a private club.

 

The golf course, clubhouse and meeting facilities are the first phase of an overall build-out of Seralago, a master-planned destination resort situated just a minute or two from Walt Disney World.

Acted as a master-planned community consultant to JMB Realty in connection with ongoing build-out of this major Orange County planned residential golf community.   Focused residential product and financial analysis in support of ongoing builder sales program, at this resort-style master-planned golf community in Orange County, California.   Financial analysis in support of residential product concepting, subdivision build-out, for Owner’s land development team involved with planning and developing this master-planned Orange County community.

 

Working with project team members including land planning, civil engineering, entitlement representatives, and in-house client project management and financial staff, the various financial analysis included builder residual calculations to support land sale negotiations to third-party home builders.

 

Coto de Caza is one of Orange County’s leading master-planned communities. The MPC includes golf courses, equestrian facilities, horse trails, and extensive pathways and hiking trails for residents, all in one of Orange County’s more rural settings.
