Seralago Destination Resort – Owner Representation

Floribra USA – Newfield Enterprises International  |  Owner representative for design, development, and operation of the master sewer, water, storm drainage infrastructure for Seralago resort, along with development of the resort’s first phase, Falcon’s Fire Golf Club.  All development pads for future building were also prepped as part of the first phase development.   On behalf of the family office of Newfield Enterprises International (NEI), itself owned the Ibrahim brothers:  HES’ Abdulaziz, Khaled, and Waleed bin Ibrahim Al Ibrahim.

 

 

Marriott Hotel Schaumburg

Representing partner in this 50/50 joint venture, provided partner (owner) representation and asset management of this prominent suburban Chicago hotel, situated within.

 

The hotel facility, as well as Woodfield Corporate Center, are situated adjacent to Woodfield Mall, a prominent Chicago suburban regional shopping center. The Village of Schaumburg, Illinois has grown to become the retail commercial hub of the northwest suburbs. The village is home to Medieval Times, Spring Valley Nature Sanctuary, and many restaurants and hotels. Schaumburg is also the location of more than 13 million square feet of industrial space occupying over 1,600 acres of land.

Universal CityWalk Roll-out Program

NBCUniversal  |  In its expansion period, the Universal Studios CityWalk product was one of the pioneering forms of “urban entertainment center (UEC),” an early form what has become known as location-based entertainment – also known as out-of-home entertainment.   Universal Studios eventually developed CityWalk’s in Hollywood, Orlando, and Osaka, and discontinued further expansion to freestanding sites worldwide.

 

The UEC format was eventually embraced by Sony (Metreon, Odaiba) and Disney (Orlando, Anaheim), on the drawings boards of other film studios, and real estate developers in select location in the U.S. and elsewhere.

Real Estate Acquisition – Banning Lewis Ranch

NEI / Al Tameer Trading Est.  |  Acquisition and property management of master-planned landholding on behalf of a major offshore investor client, Banning-Lewis Ranch was purchased from the Resolution Trust Corp. for $18.5 million. The property had been assembled, acquired, and held for development by well-known Colorado entrepreneur Frank Aries, through more than $200 million in investment in infrastructure and land purchases. The property was re-sold several years later for $60 million.

 

Banning-Lewis Ranch is a highly strategic landholding, existing essentially as the entire direction of growth for metropolitan Colorado Springs, encompassing more than 20 square miles along the city’s eastern edge.

 

Asset Management of Marina Beach Hotel

Asset Management of Marina Beach Hotel

Over a five-year period, provided asset management of Marina Beach Hotel, and owner representation, for this destination resort hotel in the Marina del Rey area.

 

Asset management included re-branding this Los Angeles area hotel to a Marriott Hotels franchise and selection of Outrigger Hotels U.S. as facilities manager.  A major renovation was also completed that included an upgrade to case goods in all guestrooms and upgrade to food and beverage services provided at the hotel’s rooftop group events space.

 

Formerly the Marina Beach Marriott, the property is now known as the Marina del Rey Marriott.

 

Assignment performed by Donald Bredberg while under contract leading the investment portfolio managed by Newfield Enterprises International (“NEI”).   Asset management of the Marina Beach Hotel investment included this hotel and two others, retail and office space, and boat-slips at Marina del Rey.  Marina del Rey is a small craft harbor created by a public-private partnership that included the Army Corps of Engineers, and funded and planned by the Federal government, the County of Los Angeles, and private developers.  Marina del Rey is the largest man-made marina in North America, with over 4,600 boat slips.

 

The investment was held in joint venture with Real Property Management, Inc. (“RPM”) prior to completing a buyout of RPM’s interest in the portfolio.
