The Ritz-Carlton Aspen Hotel – Owner Representation

Owner representation during construction completion and for ongoing hotel asset management. Evaluated feasibility of in-house spa facilities for the hotel. Part of Aspen Mountain P.U.D. The destination resort has since been re-flagged as the St. Regis Aspen.

 

Our resort project consulting responsibilities included oversight of the hotel management company (Ritz-Carlton), including capital improvement programs.  On behalf of the family office of Newfield Enterprises International (NEI), itself owned the Ibrahim brothers:  HES’ Abdulaziz, Khaled, and Waleed bin Ibrahim Al Ibrahim.

 

Aspen, Colorado ranks as one of the world’s top resort destinations, known both for its skiing and Winter sports, as well as its considerable year-around cultural and intellectual pursuits. The Aspen Institute is known worldwide for its schedule of events.

 

From its mining town origins, the central business district of Aspen is now an upscale shopping district that includes high-end restaurants, salons, and luxury retail stores. Aspen (Pitkin County) was founded as a mining camp during the Colorado Silver Boom and named for the abundance of aspen trees in the area. The city emerged as a ski area after World War II, with the foundation of Walter Paepcke’s Aspen Skiing Company.

 

In 1995, a group of investors led by Marriott International (Washington, DC) purchased a stake in The Ritz-Carlton Hotel Co.

The Ritz-Carlton Hotel New York

NY Overnight Partners / Newfield Enterprises International   |   Owner representative and asset management of The Ritz-Carlton on Central Park in New York.   Asset management included hotel management contract restructuring negotiations, renovation program preparation and implementation, and owner representation to operator.   In early 2005, after a couple more changes of ownership, the hotel facility was acquired by a development group interested in converting the facility to residential condominium ownership. Even while operating as a lodging facility, the property had several occupants holding a right to occupy their units as residences under long-term leases.

 

Responsibilities included oversight of hotel management company, including capital improvement programs.  On behalf of the family office of Newfield Enterprises International (NEI), itself owned the Ibrahim brothers:  HES’ Abdulaziz, Khaled, and Waleed bin Ibrahim Al Ibrahim.

Woodfield Corporate Center

Owner representative and asset management of major suburban mixed-use facility in Schaumburg (Chicago), Illinois.

 

Asset management and owner representation to joint venture partnership in Woodfield Corporate Center, then the leading mixed-use development and corporate campus in suburban Chicago. Responsibilties include leasing and lease administration.

 

Facilities at Woodfield Corporate Center include high-rise multi-tenant office towers, the Schaumburg Marriott Hotel, and ancillary retail and restaurants. The 48-acre, 1.9 million square-foot mixed-use development was built phases between 1982 to 1986.

 

In collaboration with venture partner Prudential Insurance Co., a repositioning of the facility was completed, including the appointment of U.S. Equities as property manager and leasing agent. Work completed by Firm Principal while with predessor firm. In 1999, the complex sold for $200 million+ to New York-based J.P. Morgan Investment Management Inc. The complex was the largest suburban office development to sell in the U.S. in that year.
