Feasibility Study for Mixed-Use Urban Infill Project

Feasibility study for mixed-use urban infill project envisioned for a key intersection in the Hollywood community of Los Angeles, California.

 

The market study with financial projections and facility recommendations for the proposed mixed-use development included an office tower, hotel, and ground floor retail stores.  Various schemes were evaluated including one version featuring a prominent c-store fuel station.

 

The project to be located at well-known Los Angeles intersection of Sunset Boulevard and N. La Brea boulevard, in what is now the City of West Hollywood.     This intersection and this part of greater Los Angeles, experiences particularly high auto traffic.   The project of Goldrich & Kest Industries LLC was not pursued at the time.

Shopping Mall Redevelopment Concepting

Shopping mall redevelopment concepting for Plantation Fashion Mall in Plantation (Broward County), Florida.   StoneCreek Partners was retained to evaluate net financial results from alternative redevelopment schemes for the defunct retail mall.   Each alternative in consideration involved some form of demolition and new mixed-use program that would integrate all site components..   The overall site includes the mall, along with office and hotel (Sheraton Suites) components.

 

At the time the study effort commenced, the existing shopping mall was in decline with the tenant mix already transforming to office and governmental users.   The malls decline was a result of somewhat poor location given regional roadways, the rise of numerous competitive retail offerings, and an obsolescent mall design at its upper levels.

 

The mall and its adjacent components were eventually renamed 321 North and fully redeveloped in a mixed-use scheme.

 

Our consulting work included an evaluation of strategic alternatives for the shopping center, mall redevelopment and renovation options, tenant and sales mix, and alternative leasing plans to support various lifestyle, location-based entertainment, retail, health services, and mixed-use revitalization options.   The shopping mall redevelopment concepting also included competitive considerations given nearby regional malls with arguably better locations for retailers considering regional site selection, including the Westfield Broward, The Fountains, and the mega-destination Sawgrass Mills mall.

 

Our affiliate AEC Creative was responsible for programming of a unique 3rd-Floor events center – explored and prepared for implementation during renovation.

Woodfield Corporate Center

Owner representative and asset management of major suburban mixed-use facility in Schaumburg (Chicago), Illinois.

 

Asset management and owner representation to joint venture partnership in Woodfield Corporate Center, then the leading mixed-use development and corporate campus in suburban Chicago. Responsibilties include leasing and lease administration.

 

Facilities at Woodfield Corporate Center include high-rise multi-tenant office towers, the Schaumburg Marriott Hotel, and ancillary retail and restaurants. The 48-acre, 1.9 million square-foot mixed-use development was built phases between 1982 to 1986.

 

In collaboration with venture partner Prudential Insurance Co., a repositioning of the facility was completed, including the appointment of U.S. Equities as property manager and leasing agent. Work completed by Firm Principal while with predessor firm. In 1999, the complex sold for $200 million+ to New York-based J.P. Morgan Investment Management Inc. The complex was the largest suburban office development to sell in the U.S. in that year.
